Top Ten Must Asked Questions to a Realtor

As the spring market approaches many will be looking to sell their homes and in doing so they will go thru the process of interviewing real estate agents for the job.  I have noted the TOP TEN asked questions a potential client should ask the incumbent during the interview process.  I have listed my responses for those TOP questions:

  1. How long have you been in the business?

It is very important to know whether you are dealing with a seasoned veteran or rookie.  Many advantages and disadvantages to both.  The "rookie" is aggressive, but could lack confidence, experience and know how.  Most "rookies" will team up with a "veteran" team or agent in the office.  Meanwhile the "veteran" has been established amongst his peers, confident, aggressive, strong negotiator, communicator and much more.  We have been selling real estate for several years and have been in the sales/sales management position for 20 plus years.  We have been a TOP producing team for consecutive years and have been recognized by receiving the "Platinum Award of Distinction".

  1. What is your average list-to-sales-price ratio?

Why is this important?  It is important because you need to understand if the realtor you chose is a strong negotiator or will him simply accept any incoming offer.  Most realtors will know what their average is, barring there are other factors to consider.  My team's average is 98.5%.  We provide an in depth market report of your area and what your home should be listed for.  When we provide you this number we are confident we can achieve it!

  1. How will your marketing plan meet my needs?

We will sell you home using various methods such as; MLS, Facebook page, social media, personal website, mailer, newspaper and magazine ads.  We will also advertise in the local community halls.  Our Facebook page and Website gets thousands of hits a week.  There's also many other ways of which we can discuss in person.

  1. Will you provide references?

References and testimonials are always provided to the potential client and we welcome them to call them and ask them any questions.

  1. What separates you from your competition?

You are dealing with a "team" not an individual.  We are 3 licensed agents and one administrative assistant.  Therefore you have 4 people taking care of your every need and not  just one.  We are confident in what we do.  We are assertive.  We listen well to what you need and are always available by either phone, text or email any time thru out the day.  We are very methodical and analytical.  We get the job done right and we would never do the deal if we would not do it for ourselves.  We do multiple visits prior to listing your home and share with you what needs to be done to get you the maximum amount for your home.  We are a hands on type of "team" and not spectators.

  1. May I review documents that I will be asked to sign?

All documents needing a signature will be provided prior to our meeting for review.  We will then review the documents in detail during our meeting.  Any and all questions are encouraged at the time of signing and will be answered accordingly.  

  1. Can you help me find other professionals?

We have a team of professionals that work in conjunction with our "team" from mortgage brokers, real estate lawyers, stagers, home inspectors, painter and contractors plus many more other tradesmen.  These professionals have been used for our own personal dealings.  Therefore, if we would use them then we will recommend them.  We will NEVER recommend someone we would NEVER use.

  1. How much do you charge?

We have a variety of packages that we offer our clients at competitive rates.  However, we always ask the client to have an open mind and to see the value we have to offer prior to discussing our rates.

  1. What if I’m unhappy with the service?

We do the utmost to providing you with first class service, however if you are ever unhappy with our service we DO NOT hold you hostage over a signed agreement.  We will immediately release you from any contractual obligation if you chose to no longer use our services.  This is "OUR GUARNATEE".  We want you to feel stress free during the selling/buying process.

     10. What haven't I asked you that I need to know?

There are many things to know especially knowing the trends of the area, DOM, % of asking price, what additional fees, what people want to see when selling a home, eye catchers, presentation and much more.  This is a topic we can discuss into a lot of detail during our interview process.
